Project Manager
REPORTS TO: Vice President of Construction
JOB SUMMARY:
The Project Manager is responsible for successful planning and execution, administrative and financial oversight of assigned projects.
Key Performance Objectives:
- Leading project teams to ensure the appropriate administrative controls and accountabilities are followed for successful execution of the project plan.
- Understanding project requirements in order to establish a project-specific work plan for prioritizing and completing projects on time and on/or below budget.
- Serving as the company liaison with clients and project stakeholders to seamlessly coordinate the flow of information to deliver a memorable project experience that meets or exceeds all owner expectations.
- Monitoring and overseeing financial aspects of assigned projects as related to budgets, change orders and billings to achieve profitability objectives.
- Proactively solve design, scope, and field issues along with other ancillary responsibilities.

Interpersonal Responsibilities
- Act as TWG Construction, LLC. liaison to the owner, their representatives or advisors and is the first point of contact for addressing all project-related questions, clarifying and resolving project design issues, changes in scope of work, quality concerns or project delays.
- Holds project team accountable for meeting performance standards and successfully delivering on project objectives.
- Establishes areas of accountability and performance objectives, monitors execution and provides ongoing feedback to project team, subcontractors, etc.
- Instructs and trains employees, subcontractors, and others in approved/appropriate methods and processes of construction administration.
- Serves as resource for answering project team questions and assisting with solving problems. This extends outside of the project team to company-wide issues, if applicable.
Operational Responsibilities
- Reads and interprets established scope of work, plans, specifications, addenda, and meeting minutes. Ensures complete understanding of all project requirements and oversees, if not operates the administrative process.
- Develops project phasing, detailed schedules, and project logistics; communicates plan and schedule changes, alternate work assignments, changes orders and scope revisions to the project team. This includes documenting all project delays (internal or external).
- Identifies project constraints and opportunities for gains in efficiency. This applies to project schedules and costs.
- Monitors project status and maintains appropriate administrative control and on-site representation to ensure the project is completed on schedule, within budget, and in accordance with the contract and owner’s expectations.
- Participates and attends in pre-construction, pre-install, scheduling, safety and progress status meetings. This includes meeting minutes for all pre-install meetings to document major warranty exposure items (i.e. flashing details).
- Ensures enforcement of all job site procedures and safety policies by the project Superintendent or General Foreman.
- Reviews quality control standards and monitors outcomes.
- Investigates potentially serious situations and implements corrective measures.
Organizational Responsibilities
- Negotiates and issues subcontracts and purchase orders within limits of authority. Fair bid practices are to be followed/maintained at all times.
- Reviews and approves monthly payment of subcontractors and suppliers along with weekly invoices. This includes verification of lien waivers, sub-tier accountability, and supplier payments. Management and release of subcontractor/supplier payments shall be handled by the PM to verify that work is being completed in a timely and quality manner. If necessary, payments shall be withheld till work or time frame are corrected.
- Assists Accounting with creating a schedule of values and monthly progress payout applications.
- Determines approval of change order requests by Project Engineer and subcontractors; reviews construction documents, original contracts and the basis for the change order.
- Compiles monthly cost reports to accurately reflect how the project is tracking for completion. This includes the cost to complete, current buyout percentage, and list of outstanding subs/suppliers to be bought out.
- Executes complete project turnover including proper closeout documentation procedures. The goal for this is one month.
